The 10 housing societies that made it to the top 15 of Clash of the Condominiums but couldn’t break into the best five matched the winners in several parameters and even surpassed them in some but lost out in the overall tally.
An analysis of the survey, conducted by the Indian Market Research Bureau (IMRB) in association with The Times of India, shows the condominiums that made the top 15 have almost everything an ideal home should — from efficient administration to a well-equipped gymnasium and good neighbours.
The names of the first five have already been announced — Aralias, Hamilton Court, The World Spa, Gurgaon One and Raheja Atlantis. This is how the rest stack up. At No. 6 is The Laburnum Complex, followed by Vatika City, Wellington Estate, DLF Park Place, Jal Vayu Towers, The Close North, Belvedere Towers, Ridgewood Estate, Orchid Petals and Sispal Vihar AWHO Society.
The condominiums were judged on parameters that included maintenance charges, RWA performance, power back-up, construction quality, satisfaction with maintenance, safety of children, satisfaction with facilities, frequency of government events organized within the complex, festival events, the quality of gymnasiums, swimming pools and common and play areas.
Each aspect was rated on an individual scale before a final ‘overall satisfaction index’ was drawn up, taking into account both tangible components like infrastructure and intangible ones like safety and neighbourly interactions. While the top five did well in almost all indices, the others too had their moments in the sun.
The Laburnum Complex, for instance, finished next only to the winner, Aralias, as the condominium whose design most people in the city would adopt if their own society was to be given a makeover. Then, Vatika City, which doesn’t figure in the top five, notched up the best scores for its swimming pool, common area and club. Similarly, The Close North got maximum points for its common area, club and kids’ play areas while Jal Vayu Towers and Sispal Vihar AWHO Society also got the perfect score for their common area and kids’ play areas.
Along with Aralias, Belvedere Towers topped the gym and swimming pool score sheets. The society that scored full marks for its common area and power back-up was DLF Park Place. On the aspect of safety with respect to visitors, which was given significant weightage in the study, Sispal Vihar outdid all others, specifically for its implementation of maid ID cards. It also received top marks for its convenience store, a category in which the only other complex that bagged full points was Wellington Estate.
Some apartments with moderate results in most categories outshone others in one or two segments exponentially. Orchid Petals, for instance, performed exceptionally well on power back-up, finishing among top societies like Aralias and DLF Park Place.

Water bodies victim of buck passing


NEW DELHI: Delhi government’s poor documentation and conservation of water bodies is well-known. But when new water bodies are identified, even those are not preserved because nobody seems to know which agency is responsible for its upkeep.
Two water bodies in Dhulsiras village near Dwarka, that are not on government’s records because they were recently identified, are awaiting rejuvenation work because authorities are not sure whether they are under purview of Delhi Development Authority or the forest department.
A committee constituted by the LG on June 7, 2013, was given the task of identifying new water bodies in Dwarka so that the water-starved sub-city’s water table could be raised. Activist Diwan Singh and water expert Vikram Soni, who are part of the committee, had submitted to LG an assessment that about 2 million gallons daily (MGD) can be added to the current water supply of 2MGD after these water bodies are revived.

DDA has observed that the two water bodies are with forest department. But chief conservator of forests AK Shukla says they are not. “After I got complaints that these two water bodies were drying up, because the owning agency couldn’t be identified, I checked our records. But these are surely not with the forest department nor is the forest patch surrounding it,” he said.

“During the last two meetings of the committee I have been asking about revival of these two water bodies. They do not figure in any records but have possibly the best chances for revival than any other I have come across in Dwarka. But DDA has claimed they are with the forest department,” Singh said.

More than 20 new water bodies have been identified by the committee in Dwarka Phase I but work has not started on any because of a variety of hurdles. About eight water bodies do not have a “green land use”. These are located on land that will be used either for commercial or residential purposes. But the committee has been asked to ignore such water bodies because their land use will not be changed.

“Dwarka is water-starved and we cannot afford to lose even a single water body. For instance, in Sector 12 there is a historical baoli that is not being revived because its land use is not green. No wonder, a so called well-planned sub-city is parched,” Singh added.

Mewat to be linked with national highway, economic boost likely


NEW DELHI: Nuh, the district headquarters of Gurgaon’s poor cousin Mewat, will soon be linked with the national highway. The decision was taken during a Union cabinet meeting on Thursday.

The backward regions of southern Haryana, including Mahendragarh, will get economic boost with the improved connectivity. At present, nearest highway to Nuh is NH-919, which is about 21km away from the town. In case of Narnaul, the nearest national highway (no 352) is 53 km away.

“We will soon notify the existing road connecting the NCR towns as new national highways. Now, the Centre will be responsible for the widening and maintenance of the road,” said a highways ministry official.
The Centre can either bring the road under National Highways Authority of India (NHAI) or can engage the state public works department (PWD) to manage it with financial assistance from the ministry.

The proposal to convert 149 state roads to National Highways totaling 7,200 km was approved by the cabinet.
